FAQ

Renovation Questions, Answered Clearly

Use these answers to check whether Northline is the right planning-led renovation partner before you submit a Project Fit Review. They cover budget range, timing, permits, design coordination, service area, and project fit.

Budget

What budget range is Northline usually best suited for?

Most kitchen renovations Northline plans are in the $50,000 or more range. Most bathroom renovations are in the $30,000 or more range. These are not hard minimums — final cost depends on scope, selections, site conditions, and finish level. Kitchen cost drivers include layout changes, cabinetry, countertops, appliances, electrical, plumbing, flooring, and tile. Budget is discussed early so scope and selections can be aligned before the project moves forward.

What budget range should I expect for a full bathroom renovation?

Most full bathroom renovations in Metro Vancouver are in the $30,000 or more range. Final cost depends on waterproofing, tile scope, plumbing changes, electrical, ventilation, vanity and millwork, glass, fixtures, and finish level. Budget is reviewed against scope and selections early — not after the project is already designed.

How do you approach budget conversations?

Northline discusses budget early so goals, finish expectations, selections, and scope can be aligned before anyone moves too far into design or site work. The first conversation is not a final quote.

Timeline

How long does a full kitchen renovation usually take?

A full kitchen renovation in Metro Vancouver typically takes 6 to 14 weeks depending on scope, layout changes, cabinet lead times, countertop fabrication, appliance availability, and trade sequencing. Northline plans these timelines before demolition begins so the schedule is realistic from the start — not figured out once the home is already opened up.

How long does a full bathroom renovation usually take?

A full bathroom renovation in Metro Vancouver typically takes 3 to 8 weeks depending on tile scope, waterproofing requirements, plumbing changes, vanity lead times, and finishing details. Northline plans the execution sequence before demolition so the construction window can move in a cleaner order.

How soon can a project start?

Start timing depends on scope, planning needs, material lead times, selections, trade availability, and current project load. Northline focuses on preparing the sequence before execution so the construction window can move with more control.

What if I am planning 6+ months ahead?

That can still be a useful time to connect, especially for larger projects. If the timing is not ready for an active next step, Northline will note the project and follow up when the timing is closer.

Design And Planning

Why can't you quote from photos alone?

A responsible quote depends on scope, site conditions, selections, cabinetry details, fixture locations, plumbing and electrical requirements, trade coordination, and availability. Photos help with early understanding, but they cannot replace seeing the space, knowing what you are selecting, and understanding the full build sequence. Anyone quoting accurately from photos alone is making assumptions that will surface later.

What needs to be selected before demolition?

For a kitchen renovation: cabinet layout, door style, countertop material, appliances, sink and faucet, flooring, lighting, and tile or backsplash decisions need to be confirmed before the build begins — because they all affect rough-in locations, templating timing, and trade sequencing. For a bathroom renovation: tile layout, shower fixtures, vanity and countertop, glass, drain placement, heated floor requirements, and lighting all need to be resolved before the room opens up. Northline coordinates the selections map before demolition as part of the planning process.

Do you help with design coordination?

Yes. Northline supports layout thinking, selections, material alignment, technical coordination, and scope planning where appropriate. The exact level of design involvement depends on the project and what must be resolved before work begins.

Do I need drawings before contacting you?

Not always. If drawings or technical details are needed, that can be discussed during the fit and planning process.

How does Northline reduce renovation surprises?

Northline puts emphasis on planning before demolition: clarifying must-haves, renovation budget range, design direction, materials, trades, procurement, sequencing, and communication before the execution window begins.

Permits

Do renovation projects require permits?

Permit requirements vary by municipality and project scope. Some projects may require permits or additional professional input. Northline can discuss likely coordination needs, but permit outcomes cannot be guaranteed before proper review.

Service Area And Fit

What makes a project not a fit?

Northline is not a fit for minor repairs, patchwork jobs, labour-only requests, landscaping, or exterior work. Projects that need immediate labour before any planning, projects where no planning phase is wanted, or projects significantly outside Metro Vancouver are also not a fit. The process works best for homeowners planning full-scope renovations who want coordination, procurement, and execution managed properly.

What areas do you serve?

Northline serves Metro Vancouver and generally works within a practical 45-minute service radius, including Vancouver, North Vancouver, West Vancouver, Surrey, South Surrey, White Rock, Langley, and nearby areas when the project is the right fit.

Do you work in Abbotsford?

Abbotsford may be considered for the right project, depending on scope, timing, and fit.

After Inquiry

What happens after I submit the Project Fit Review form?

Northline reviews your project details, then a representative may follow up by text or email within a short time window. If the project appears aligned and you are responsive, the next step may be a real conversation, photo review, site consultation, or deeper scope review.

Will I get an instant quote?

No. Northline does not provide final pricing from a form submission alone. The form and first conversation are used to understand fit before moving further.
