Why Northline Exists
Most renovation problems do not start on site. They start earlier — when scope has not been clearly defined, selections are still open, trade sequencing has not been thought through, permits have not been reviewed, or procurement timing has not been mapped against the schedule.
By the time a renovation is open, most of those problems are expensive to fix. Rework, delays, and unexpected site conditions are part of renovation. A large share of the disruption that clients experience, though, comes from decisions that were not made early enough.
Northline was set up to address that. We work through design, documentation, permit coordination, selections, and procurement before demolition begins — so the construction phase has a real plan to run against, rather than resolving major questions mid-project.
Process
Built Around Planning, Not Guesswork
Before a project opens at Northline, we coordinate:
- Existing conditions documentation and site measurements
- Scope definition, budget alignment, and priority setting
- Drawings, permit submissions, and consultant coordination where required
- Finish selections, cabinetry specifications, and material confirmation
- Procurement orders placed against fabrication and delivery lead times
- Trade sequencing, site access requirements, and project schedule
- Strata requirements, building restrictions, and municipal permit requirements where applicable
We are not suggesting renovations are easy or that surprises never happen. They do. But when the major decisions are documented before construction starts, the build phase runs closer to plan, change orders are fewer, and clients have fewer avoidable problems mid-project.

Ranbir Khaira — Senior Project Manager
Ranbir has 9+ years of construction operations and project management experience across residential renovation, custom home delivery, multifamily, commercial, and development work.
His background covers the full project lifecycle: early planning and scope development, permit coordination, procurement, trade and subcontractor management, budget tracking, schedule control, field execution, QA/QC reviews, site inspections, occupancy coordination, and client handover. He has managed construction projects up to $10M and has worked with architects, engineers, municipal inspectors, trade teams, and senior stakeholders across a range of project types.
At Northline, Ranbir is responsible for construction planning, budget and schedule control, trade coordination, site execution, inspection readiness, and client communication throughout the build. He coordinates with qualified trades rather than self-performing work. His focus is on making sure the project runs to plan and that problems are identified and addressed before they compound.
He is suited for kitchen, bathroom, cabinetry, and millwork renovation projects where planning discipline, trade coordination, permit management, budget control, and organized site execution matter.

Satveer Boparai — Senior Design Lead
Satveer has 9+ years of experience in architectural drafting, design documentation, permit coordination, and consultant management across residential renovations, tenant improvements, accessory buildings, and commercial interiors.
He holds a Construction Drafting Technician Diploma from Brighton College and completed engineering studies at Kwantlen Polytechnic University. His technical background includes AutoCAD, Revit, Civil 3D, full drawing set production, BC Building Code coordination, zoning review, municipal permit submissions, structural and mechanical coordination, and working with architects, engineers, municipalities, and consultants to produce compliant, buildable drawing packages.
At Northline, Satveer manages the design and documentation phase of each project. That includes site measurements and existing condition verification, layout development, drawing production, finish selections coordination, permit package preparation, and consultant coordination where required. His focus is on making sure design decisions are documented and resolved before construction begins — so the build team has accurate, buildable drawings and specifications to work from.
He has coordinated drawing packages for kitchen renovations, bathroom renovations, custom cabinetry scope, interior millwork, and connected interior projects across Metro Vancouver.

How the Team Works Together
Ranbir and Satveer manage each project from early planning through handover.
Satveer leads the design and documentation phase — translating early ideas into a coordinated set of drawings, selections, permit packages, and consultant-reviewed documentation. Ranbir takes that plan into construction — coordinating trades, tracking procurement and delivery, managing the site schedule, and overseeing inspections and close-out.
The two phases are structured to connect. When design decisions are documented clearly and permit packages are complete before site work begins, trade coordination is cleaner, installation sequencing is better planned, and the inspection process runs more smoothly.
Clients have a consistent point of contact throughout. There is no handoff gap between who managed the planning and who is running the build.

Our process is structured and requires client engagement. We are not suited for emergency repairs, minor patch work, or projects where the major scope and design decisions are still unresolved when construction is scheduled to begin.
